Motel One appointed us to carry out the refurbishment of its Edinburgh hotel, located on Princes Street. We were entrusted to complete this transformation in a live environment, ensuring minimal disruption to its guests. In addition to refreshing the overall look of the hotel, the client requested improved flow between the reception and the breakfast bar.

This refurbishment project covered 140 bedrooms and public spaces. The transformation featured new wallpapers, decorative finishes, and new furniture produced in our in-house workshop. Working closely with our internal teams, we delivered a seamless upgrade to this prominent city-centre hotel.

We carried out all works in carefully planned stages. This allowed the hotel to remain open throughout the project. In addition to the bedrooms, we also redesigned the public areas, introducing a new bar and reception desk while adjusting the floor plan to improve the guest experience. We shortened the raised window seating platform and relocated the breakfast bar nearer to reception to improve circulation. The thoughtful reconfiguration creates a more welcoming and functional environment, supporting better guest interaction and operational efficiency—key factors in elevating the overall hotel experience.

Manufactured Joinery

Our in-house workshop crafted key joinery elements that combine function, style, and unique design throughout the hotel. We built headboards and wardrobes for the bedrooms to enhance guest comfort and storage.

In the public spaces, we created a coffee station for guest convenience. The reception desk is a standout piece, designed to look like three separate furniture items placed side by side. It features a dressing table with curved legs and a wave-patterned front, a chest of drawers with faux fronts, and a wardrobe laid on its side.
Crafted from lacquered oak with a stone top, the desk is accented by strategic LED lighting throughout. We also manufactured a new bar that complements the hotel’s overall design.

Overall, the project demonstrates our ability to deliver a high-quality refurbishment within a live hotel environment. Through a carefully phased programme, we successfully renovated 140 guest rooms, delivered custom-made furniture from our workshop, and progressed key upgrades across corridors and public areas—all while allowing the hotel to remain fully operational. Close coordination with the client and other contractors ensured minimal disruption to guests while maintaining a consistent standard of finish throughout. The result is a refreshed, cohesive interior that enhances both guest experience and operational flow.
