TJL 2025 Highlights: Our Year in Review

As the year draws to a close, we reflect on the key milestones that defined 2025 at Thomas Johnstone Ltd. From delivering standout hotel refurbishments and residential projects to launching major new projects that will continue into 2026, it has been a year of progress, collaboration and achievement. Below, we take a look at some of the highlights that shaped our year.

TJL Hospitality Projects of 2025

We began 2025 on a high with the refurbishment of the dining areas at the iconic Crieff Hydro Hotel. The £5 million transformation was delivered on time and within budget, creating six distinctive bar and restaurant spaces designed to appeal to both returning guests and new visitors. Following this significant investment, the hotel has reported record-high earnings for the year. We are proud to be part of this exciting new chapter for Crieff Hydro, with whom Thomas Johnstone shares a rich heritage, both established in 1868.

Running concurrently with our work at Crieff Hydro, we announced the refurbishment of the fourth floor at the Old Course Hotel in St Andrews, boasting stunning views across the famous 17th hole of the Old Course. The project encompassed the Boardroom, the acclaimed Road Hole Restaurant, and the Road Hole Bar. Our Specialist Fit-Out, Decorating, Manufactured Joinery and Building Services teams worked seamlessly together to deliver a high-quality refurbishment for our client within a tight programme.

Finally, we were appointed as the main contractor for the transformation of the former Islay Hotel into the truly distinctive Ardbeg House. Working closely with the design team at Russell Sage Studio and the wider project team, we led the refurbishment of this iconic coastal property in Port Ellen on behalf of our client, Glenmorangie. Our Manufactured Joinery division produced a range of bespoke items for the hotel’s 12 suites, as well as the Signature Restaurant and Islay Bar. The comprehensive refurbishment has reimagined the building as a 12-bedroom destination retreat that captures Ardbeg’s distinctive character and rich heritage.

Other hospitality projects

In addition to these projects, 2025 saw us delivering high-quality refurbishments and fit-outs across several hotels in Edinburgh. The refurbishments include Supercity Aparthotel, The Residence Inn, and Motel One on Princes Street. These projects, alongside our work at Crieff Hydro, the Old Course Hotel, and Ardbeg House, demonstrate our continued commitment to creating exceptional hospitality spaces that combine design, functionality, and guest experience.

TJL PBSA Projects

In 2025, our team made strong progress across multiple Purpose Built Student Accommodation(PBSA) projects. We completed the Martha Street apartments with over 250 high-spec student rooms. This is a landmark 20-storey student accommodation building, which we fit out on behalf of property investor Chris Stewart Group (CSG). Over a 67-week programme, we delivered the full specialist interior fit-out and M&E services installations. The building is part of the Love Loan development, a new neighbourhood in the heart of Glasgow that blends heritage architecture with new-build developments.

PBSA projects in Edinburgh

Work continues at East Newington Place, advancing steadily toward completion, with the handover scheduled in early 2026. At Lower Gilmore Place Phase 2 in Edinburgh’s Fountainbridge, construction is underway to deliver 82 new student beds. These projects showcase TJL’s expertise in delivering high-quality student living environments.

TJL Leisure Projects

Trattoria Guidi

One of the standout moments of 2025 was beginning the rebuild of Guidis, the much-loved Italian restaurant in Airdrie that was destroyed by fire in 2021. The project will restore a local favourite while introducing a fresh new design that celebrates its heritage. Scheduled for completion in mid-2026, the new venue will also feature the iconic Capocci Man gelateria, bringing two local institutions together under one roof.

Other leisure projects

In addition, we have a wide range of leisure projects currently in progress. We are refurbishing the upstairs area of Prestwick Golf Club, with key features including relocating and enlarging the restaurant to offer improved views of the course. A new staircase to the first floor will also be constructed, and the restroom facilities will be upgraded and expanded.

We’re also returning to Love Loan for the fit-out of a new CaveFit gym. This project will create an all-in-one destination for functional fitness and total wellbeing—helping the city’s community live healthier, stronger, and more connected lives.

Another fitness project underway is at The PEAK in Stirling. This investment will deliver a larger, modern gym, two brand-new group fitness studios, and enhanced access to classes, equipment, and training opportunities.
