We served as the Principal Contractor for the total refurbishment of Kinross House in 2012. Originally built between 1684 and 1692 by Sir William Bruce, the Estate required a transformation that would combine 18th-century elegance with modern comforts and technology.

To achieve this vision, the project included extensive internal and external works. Internally, we preserved the fabric of every room where possible and carefully carried out refurbishments. For example, we formed 14 ensuite bedrooms and constructed a commercial kitchen in the basement. Importantly, these alterations were completed sympathetically to retain much of the historic building fabric and original finishes.

Moreover, the Grand Salon underwent a complete restoration. For the first time, it was finished exactly as Sir William Bruce had originally envisioned. As part of the kitchen installation, we added a dumb waiter to transport food between levels, thus avoiding long walks through the house. In addition, we replaced all services throughout the property, concealing them neatly within the building’s structure.

Externally, we stripped the existing roof finishes to allow for structural repairs. Afterward, we installed new slate and lead coverings. We also fitted new gutters and downpipes. Furthermore, we added rainwater harvesting tanks, now used by the Estate to irrigate the gardens.

All 122 sash and case windows were overhauled and draught-proofed. Where necessary, we replaced them with replicas that matched the original style. Meanwhile, we repaired and repointed the external stonework to preserve the historical appearance.

Additionally, we installed new services throughout the Estate grounds to provide power, water, data, and gas as required.

As a result of these efforts, the Estate received the Historic Houses Association and Sotheby’s UK Restoration Award in 2013.
