Initially awarded the contract to design develop, manufacture, and install custom joinery components and casegoods for this project, we were subsequently adopted by the client and their design team as the main contractor following the collapse of the previous party.
The overall value of our contract is circa £4m comprising, two floor spa, 120 cover restaurant, two bars, private theatre, private dining room, conferencing facilities, and 100 rooms over six floors. Further works have also been undertaken to repair the external fabric of the building including curtain walling, roofing works, and an inverted roof structure comprising 80 tonnes of ballast. An example of the value engineering and design development required on this project would be the replacement of a standard MF ceiling with a “stretch” alternative within the spa resulting in a circa £60k cost saving and enhanced design flexibility. Close consultation with the client and design team throughout has ensured that the terms of the Guaranteed Maximum Price are met via a transparent open-book management system.
