This project consisted of three phases: the first phase was tendered and the second phase was negotiated with the Client.  The third phase involved the formation and fit-out of similar premises in Marlow which we completed to a value of around £1.8m.

Phases 1 and 2 consisted of our team extending and internally refurbishing Kyowa Kirin International’s offices in Galabank Business Park in Galashiels.  The worldwide pharmaceutical company required the building to remain partially live so our team carried out the works in phases. This allowed work to continue in areas which we were not actively refurbishing.

Our experienced cost and construction team helped the design team to find optimised outcomes to the many vagaries of the construction process. We assisted in finding the best value post tender which was within budget and pushed the construction information flow to ensure the programme was met in line with the original intent for each phase of the project.

The works involved light demolition and strip-out of the existing spaces before we formed new fire rated, non-fire rated and demountable partition systems.  MEP service alterations and additions were carried out along with full Cat B internal fit-outs which established high quality functional office spaces, meeting rooms, tea preparation and reception area.

Since the completion of Phases 1-3, our Small Works team have been back on site at Galashiels to carry out further alterations for the Client on a negotiated basis.
