Montpelier House, London

This project comprised the reconfiguration of an existing four storey building including rear extension to increase lettable floor space. The works involved refurbishment to provide five floors of Cat A office accommodation which included the construction of a new additional fifth floor.

The works consisted of the demolition of the peaked gables of the facade at fourth floor level and the pitched roof plant behind, all screeds, and existing core areas.

Shell and core works were undertaken including structural alterations to the existing building including removal and reconstruction of the existing rear wall, extending the buildings to the rear and construction of a new lightweight structural frame and ribdeck lightweight flooring to levels 1-4 to provide additional internal floor space.

The re-facing and rendering of the rear elevation to enhance its appearance. Works to construct an additional fifth floor using a lightweight structural frame set back from the front of the building by two meters containing ancillary residential accommodation. Curtain walling system to the 5th floor penthouse.

Additional structural and core works were carried out to create new lift shaftworks, new stairs from first to fourth level, firefighting lobbies, new toilets and disabled toilets. The project was successfully completed in accordance with its planned programme of 52 weeks.
