One of a number of projects we have completed within the Charlotte Square Collection, we were engaged as Main Contractor to refurbish the existing office space at 24-25 Charlotte Square in Edinburgh’s New Town. Working throughout each of the building’s three floors, we reconfigured the space to create over 7,500 sq. ft. of contemporary Cat A office space.
We completed internal alterations throughout the building to give a contemporary feel to the space. This included new hard and carpeted flooring; the installation of fabric and wooden wall panelling; and stylish male and female bathrooms. Tea-making facilities on each floor; and communal use showers, lockers, and heated drying facilities in the basement were also installed.
Due to the age and location of the building, we made great efforts to maintain traditional features whilst incorporating contemporary technology and facilities. Our onsite joiners painstakingly removed existing window shutters that were painted shut. These were then refurbished and re-installed as working shutters. On the ground floor, our team refurbished a set of grand double doors and two original fireplaces.
Externally, we completed extensive works, including adding in new Velux windows; installing a new cupula that had been previously covered, and completely replacing the roof. We also added two new windows on the West elevation of the second floor. The addition of these windows in the existing chimney spaces were a complex additional project which added time on to our original programme but are a great benefit for the building’s future tenants.
The project was a winner at the BCO Regional Awards 2022 in the Projects under 1500m2 category.
