This project involved a full speculative office refurbishment to create premium city centre office space. Works involved the removal of all above ceiling services, ceilings, cellular demountable offices, floor finishes and raised access floors with installation of new Cat A standard offices. The project ethos was to take the building back to a shell so that any new tenants could design their own ideal working space.

Work began with stripping out all of the partitions that previous tenants had installed throughout the floorplates; creating larger spaces for future tenants. We also installed new raised access floors and ceilings and undertook general decoration to create clean and adaptable floorplates. This was the work scope from Level 7 right down to Level 1. On each floor the restroom facility core areas were stripped down and replaced like for like including: premium wall and floor tiling, some partitions, all of the fire stopping, supporting M&E installations, cubicles and sanitary ware.

A significant proportion of our structural works were undertaken on the ground floor reception area. Work to this area involved breaking out the existing slab and pouring a new concrete slab with the aim of widening the reception footprint. From there, we created a high quality reception area including a new concrete feature box and complex bespoke reinforced concrete structure. We also installed new floor tiling, curtain walling, a revolving door, new reception desk and other bespoke manufactured joinery throughout.

Our Grade A refurbishment works carried out over the last 14 months at Glasgow’s IFSD iconic Sentinel building has been an outstanding example of ‘partnership’ and a combined hardworking ‘take ownership’ approach by every member of the Project Team.  The results of this strategy and ‘togetherness’ has been a very distinguished performance by all parties in ensuring a successful quality project delivery on time and within budget.  A real breath of fresh air to have been involved in.
