“Working with TJL on the Martha St PBSA scheme has been a fantastic experience, working collaboratively to deliver a challenging project on time, with the TJL team demonstrating high levels of technical knowledge and personal dedication to ensure high standards were maintained throughout.”
Located just off George Square, Love Loan is part of an ambitious new city neighbourhood. Thomas Johnstone Ltd was appointed to deliver the full specialist fit-out and M&E works of the newly constructed 20-storey building, converting it from a planned build-to-rent development into high-quality student accommodation.
The project comprises 179 apartments, as well as reception and amenity spaces, including a gym, cinema, meeting rooms, and a retail offering at ground level.

Our in-house manufactured joinery division supplied a range of fitted elements, including kitchens, wardrobes, desks, and communal seating. Working floor-by-floor in blocks, our site team carried out the fit-out of studio apartments and shared amenities while managing site-wide welfare, logistics, and safety on this busy, multi-contractor site.
TJL’s integrated approach ensured progress remained on track across 21 levels, with coordinated installation of specialist M&E systems, high-spec finishes, and extensive joinery packages. The result is a vibrant student living environment in the heart of Glasgow, with fit-for-purpose spaces ready for occupancy ahead of the 2025/26 academic year.

The apartments are the latest project that TJL have completed within the £100 million Love Loan Development. Previous projects include the creation of 12 luxury apartments within 280 George Street and the manufacture of standard bedroom casegoods and bespoke public area furniture for the AC Hotel Glasgow. The Love Loan Development, which involves transforming an entire block off Glasgow’s iconic George Square into a thriving leisure and residential neighbourhood, will, when complete, also include bars, restaurants, and health and well-being facilities.
