TJL Shopping Centre Refurbishments

TJL shopping centre refurbishments range from large-scale redevelopments and structural alterations to retail fit-outs and public area upgrades. We have delivered projects across some of Scotland’s best-known retail and leisure destinations. Each project presents its own challenges. However, all require careful planning, technical expertise and a focus on maintaining safe, attractive spaces for tenants and visitors.

The following projects showcase a selection of recent refurbishment and redevelopment works completed at St Enoch Centre, OMNi Centre and Ocean Terminal.

St Enoch Centre

Over the years, we delivered a multitude of projects for St Enoch Centre. From the food atrium to the central mall to the transformation of five retail units into one for UNIQLO. Here is an overview of each project:

Central Mall

Works were undertaken to provide a full visual refresh of the Central Mall at St Enoch Centre in Glasgow, following the completion of the Vue Cinema at the east end of the mall. The project focused on enhancing the overall visitor experience through a coordinated package of feature lighting, column tiling, mirror cladding to mall bridges, wall graphics, bespoke bench seating with integrated ‘mummified trees’, decorative finishes and general upgrades throughout the mall environment. This included the refurbishment of the 72-metre-long feature wall. It spans the length of the mall and reaches approximately 20 metres in height. The works required specialist access to complete high-level elements safely and efficiently.

TJL also acted as Principal Contractor for the renovation of the Glassbox unit overlooking Argyle Street and St Enoch Square. This was delivered alongside the replacement of floor tiles in the busy main entrance ramp. The works required careful coordination due to the high-footfall nature of the entrance areas. All activities were planned and delivered predominantly during night shifts. This minimised disruption to tenants, staff and visitors while maintaining safe access routes throughout the programme.

Food Court

Another key scheme was a nine-week food court refurbishment featuring high-level lighting and fabric ceiling installations. This project was delivered entirely during night shifts. As a result, this allowed works to progress efficiently while ensuring the centre remained fully operational during trading hours.

UNIQLO

More recently, we completed a significant transformation of five retail units to create a single flagship store for UNIQLO. This complex scheme involved substantial structural alterations, including the removal of existing walls, lift shafts and staircases, along with the installation of new steelwork, roof repairs and façade enhancements.

OMNi Centre

At OMNi Centre in Edinburgh, we delivered a major refurbishment of the leisure complex in carefully managed phases. The project included structural alterations, the installation of new escalators and lifts, upgraded finishes and significant improvements to accessibility throughout. Working across multiple zones of the live environment, the programme was carefully sequenced to maintain safe public circulation routes. We protected tenant operations and allowed the leisure facilities to continue trading throughout the works.

Ocean Terminal Shopping Centre

At Ocean Terminal in Edinburgh, we delivered major redevelopment works as part of the centre’s wider transformation. A key feature of the project was the installation of a 33-metre link bridge for The Royal Yacht Britannia, forming a new connection within the redeveloped centre and delivered with exceptional accuracy despite complex site constraints.

This also included the construction of a new gable-end “bookend” structure and façade, along with enabling works to support future tenant spaces and ongoing redevelopment. The bookend works involved the structural separation of the centre from the demolished section, followed by the installation of new steelwork and ground beams. We integrated new and existing slab interfaces and delivered a contemporary curtain wall system, incorporating fireproofing, internal reinstatement, and external landscaping works.

To support high-level installation works, we utilised specialist access equipment, including Scotland’s largest scissor lift (27m), enabling safe and efficient delivery within a live environment.

Together, these projects demonstrate the breadth of TJL’s shopping centre refurbishment experience. Our work ranges from public realm improvements and tenant fit-outs to major structural alterations and redevelopment projects. Each has played a role in enhancing some of Scotland’s busiest retail destinations.
